Moisture measurement

Moisture measurement is a way to find out if there is too much moisture in structures and to determine the indoor humidity levels. The measurement will provide you with information on the necessary corrective measures. Moisture measurement and remedial measures will ensure that structures and indoor air quality do not deteriorate over time due to hidden moisture.

Several methods can be used to measure the moisture content of structures and indoor air. As a non-destructive method, a surface moisture meter is often used first to determine the moisture differences between materials. A surface moisture meter is an excellent tool for moisture mapping, especially for locating hidden damage difficult to detect visually. Due to the unreliability of the surface moisture meter, the accurate determination of the moisture content of structures has to be carried out by other methods, such as drill hole or sample measurements of concrete structures.

Moisture survey

There are many good reasons to carry out a moisture survey. For example, when selling or buying a home, it is in the interest of both parties to assess and measure the moisture condition of the property. Moisture problems are commonly found in base and top floors, insulation spaces, frame structures and areas where water is handled such as bathrooms, toilets, saunas and utility rooms. A thorough moisture survey by a professional will identify the areas of the property affected by damp and their condition.

Moisture survey report

We will compile a written and electronic report of the moisture survey, showing the results and the interpretation of the survey and the proposed corrective measures, such as a possible drying plan for areas with dampness. The proposed measures will allow the repair work to be carried out cost-effectively using the right, efficient methods.

Mechanical drying

The most important factor in the drying of structures is temperature. In mechanical drying, the existing conditions can be controlled by technical equipment and compartments. This ensures efficient drying and minimises damage quickly. The drying plan in the moisture survey report defines the optimal drying solution for each site.

Concrete drill hole measurement

Drill hole measurement means that we drill hole to a specified depth in the material to be measured. The humidity is then allowed to settle to the humidity content of the surrounding material for a certain time (approx. 3 days) before the measurement. The drill hole measurement can be carried out in a temperature range of +15-25°C. If the temperature of the concrete structure prevents the drill hole measurement, the measurement could be done by the sample piece method, for example.

Concrete sample piece measurement

Sample piece method is the most reliable, accurate and fastest method of determining the moisture content of a concrete structure. Due to its accuracy and reliability, the method is the method of choice when good measurement accuracy is to be maximised. The sample piece measurement can be taken from the structure within a temperature range of -20°C to +80°C. From the time of sampling, results are usually available after 6-12 hours after the sample stabilisation time.

Spike meter for wooden material

Moisture can also penetrate into the wood, causing decay. Moisture measurements on wooden building materials are carried out with a spike meter. The moisture measurement with a spike meter is based on measuring the electrical conductivity between two metal electrodes pressed into the wood. Measuring wood, as a more homogeneous material than concrete, is relatively reliable.

Carpet incision measurement

Moisture damage under plastic carpets can be detected by incision measurement. Incision measurement can be used to measure the amount of moisture settled under the plastic carpet, between the structures. Sensory detection of the moisture condition under a plastic carpet is difficult. In such cases, incision measurement is the best solution.

Important information about moisture

In order to manage building moisture, it is important to know the moisture performance of a building. If a structure is exposed to too much moisture for too long, moisture damage will occur in the building materials.

Weather conditions in Finland’s challenging seasons vary widely, which means that moisture can enter structures even if there is no specific damage to the building. Knowledge of the basics of building physics is emphasised at all stages of a building’s life cycle (design, construction, maintenance renovation, use).

In case of water damage, the most important thing is to act quickly. However, there is no need to panic. Prevent further damage if possible.

In case of a pipe leak, find out where the stopcock is. Usually, the tap is in the same area as the water meter.

In case of a dishwasher leak, turn off the dishwasher and the tap.

If the water damage is minor and you have managed to dry out the loose water yourself, a moisture survey can be carried out 3 days after the damage.
